What to Expect When Getting a New Roof
Item One: Delivery of Material & Access
Our professional grade roofing materials are delivered directly from our suppliers and once the contract is signed, please be prepared for the delivery, (i.e. move vehicles). Please specify to your roofing technician where our roofing materials should to be placed. You contract price was computed utilizing driveways, walkways, and/or side access yards for trucks and equipment. If you find these options for transporting your roofing supplies unacceptable, please notify us immediately, so an adjustment can be made to your contract price can be adjusted to account for additional labor costs.
Item Two: Tear Off
When it is necessary to remove your existing roof, debris and/or asphalt may fall through the roof decking. We suggest covering or removing items which require protection. For any questions or concerns regarding the roofing process, please call the best roofing company in Dallas at (469) 585-3263
Item Three: Trees, Bushes, Flowers Beds, Pools
If you have low hanging branches over your roof, some trimming may be necessary. If necessary, our crews can cut back the branches that will impede on us doing our job efficiently. Sometimes, if the shape of the tree is important, it might be necessary to have the tree cut back before the roofing process begins. Please be aware that we must have full access around the perimeter of your home to have complete access to your roof. While we are always cautious especially around the bedding areas, we cannot be held responsible for damaged flowers. Also please remove any item(s) of concern such as outside furniture, clay pots, children’s toys, etc. With all due respect, we are a roofing contractor service not a moving company. If you are unable to move these essential items that may prohibit the successful completion of our roofing contract, please let us know and we can make arrangements. If you feel it is necessary to cover your pool, please do so at your own risk.
ITEM FOUR: Light Fixtures, Pictures, and Mirrors
When performing roofing repairs or roof replacements light fixtures, pictures and mirrors may fall if not firmly attached to walls or ceilings. We suggest that you check all light fixtures, pictures, mirrors, clocks, plates, etc.; to make sure they are firmly secure. If any concern should arise, please remove any items from wall or leaning on walls. We will not be responsible for damage to these items, which require protection.
ITEM FIVE: Wiring and Airconditioning Lines
Electrical, telephone, security, and air conditioning lines should not be run directly beneath the roof deck. We cannot be responsible for the puncture of these items if the lines are improperly installed and/or any lines within two inches of the underside of the roof decking.
ITEM SIX: Vibration Hazards
Due to the transfer of vibration transmitted during installation, occasionally exposed nail heads may develop in skylight tunnels, acoustic, or sheetrock ceilings. This is attendant to the roof replacement process and cannot be avoided, therefore, we will not be liable for any repairs.
ITEM SEVEN: Gutters
Damage may occur to gutters on any steep roof pitch over 8/12. We will make every effort to minimize any complications when installing a new roof or conducting a roof repair. We cannot assume the liability should any repair or replacement may be necessary to gutters while performing roofing work. We will take every precaution and perform our work upholding the value and integrity that has earned Dane Roofing an A+ Rating from the Better Business Bureau.
ITEM EIGHT: Rotted Decking Material
Replacement of deteriorated roof decking, unless otherwise stated in the contract, is not included and will be charged on a time and material basis. Should subsequent sheetrock damage occur due to stepping through deteriorated decking or due to any other situation, we will not be liable for, nor incur and repair the replacement cost. There is no way for us to determine with accuracy your underlying roof’s condition until we remove the roofing shingles.
ITEM NINE: Solar Panels, Antennas, and Satellite Dishes
Arrangements to remove and replace solar panels are the responsibility of the owner unless otherwise agreed upon in writing by both parties. We will not remove and reinstall antennas up to 20 feet in height and small satellite dishes; however we will not be responsible for physical damage or poor reception of the reinstalled units. Regardless of the situation or work agreed upon mutually in writing, Dane Roofing will not be held accountable, liable or responsible for any damages.
ITEM TEN: Excess Material
Our proposals are based on a complete job. Often we send out extra material and any surplus materials remain the property of Dane Roofing.
